Jackson Hole new-home permit timelines. We analyzed description-verified issued new single-family home permits with recorded submitted and issued dates from Town of Jackson records spanning 2019 to 2026 and Teton County records spanning 2022 to 2026. Medians were 74 days in the Town of Jackson and 145 days in unincorporated Teton County. The middle halves spanned 47–143 days for Town new homes and 103–263 days for County new homes. Timeline for permit BDR2024-0065: application created March 18, 2024; take-in appointment April 29, 2024; determined sufficient May 8, 2024; submitted and marked technically complete May 13, 2024; Planning approved May 21, 2024 with nine conditions; Fire review marked not required May 28, 2024; Engineering approved June 14, 2024; Building approved August 12, 2024; permit issued September 6, 2024. Starting July 1, 2026, the Fast Track Permits Act gives a complete application for a qualifying new home under 3,000 square feet 30 days to be approved or denied, with automatic approval if the county misses it; the clock is paused while additional information is requested or a state or federal approval is pending. For comparison, the same measure runs 577 days in San Francisco. About one county home in six took more than a year to issue, and about one in seventeen took more than two. Units permitted together are counted once per development in the distributions. This issued-only comparison cannot describe permits that never issued.
